What a failed seal actually is

A modern window is two panes of glass with a sealed, sometimes gas-filled gap between them. That gap does the insulating. When the seal at the edge fails, moisture gets in, condenses, and leaves the haze or streaking you are looking at.

The window still keeps the weather out — it just stopped insulating properly, and it looks tired. Common causes here are age, sustained sun on a south or west elevation, and the freeze-thaw swing coming off the Cascades.

Glass-only replacement vs. a new window

Glass-only makes sense when the frame is sound and operates properly, the window is not especially old, and the failure is limited to a few units. It is substantially cheaper and quicker.

Full replacement makes more sense when the frames are rotted, warped or single-pane; the windows are difficult to open; or you are already unhappy with how they look. At that point new glass is money spent on a frame you will replace anyway.

Frequently asked questions

Can foggy windows be cleaned?

No. The haze is between the panes, inside a sealed unit. The only fix is replacing the unit.

Do I have to replace all the windows if one fogs?

No. Seals fail individually. It is common to replace one or two units and leave the rest.

How long does it take?

Glass units are made to measure — usually a couple of weeks — and installation is normally under an hour per window.

Is a fogged window still working?

Partly. It keeps weather out but has lost most of its insulating value, so you feel it as a cold spot in winter.

Why are my windows foggy?

If the haze is between the panes and will not wipe off from either side, the seal around the sealed glass unit has failed and moist air has worked its way in. Once that happens the insulating gas is gone and condensation forms inside the unit where nobody can reach it. Fog on the inside surface is a different thing — that is humidity in the room meeting cold glass, which is a ventilation issue rather than a failed window. Dew on the outside surface in the morning is not a fault at all; it is a sign the glass is insulating properly.

Can foggy windows be repaired?

Not in any way that lasts. There are services that drill the unit, dry it out and plug it, and there are DIY versions of the same idea. They clear the view for a while, but the unit is no longer sealed, the insulating gas is not coming back, and the fogging usually returns. The durable fix is a new sealed glass unit. The good news is that the frame normally stays, which is why this costs so much less than replacing the whole window.

Where can I get replacement glass for my window?

For a failed double-pane unit the glass is made to order for your specific opening — it is not something you collect off a shelf. We measure the unit, order it to size with the right spacer and coating, and fit it into your existing frame. If the frame itself is rotten or the hardware has gone, we will say so and tell you a new window is the better spend rather than putting new glass into something that is failing around it.
