Window styles we replace

Picture windows — fixed glass, maximum light and the best efficiency of any style, because there is nothing to open.
Single hung windows — the vertical slider found on most East King County homes. Simple, affordable, easy to match.
Horizontal sliders — wide openings where a swing-out sash would be in the way.
Casements and awnings — crank-operated, and the tightest seal you can get on an opening window. Awnings shed rain while open, which matters here.
Bay and bow windows — a structural project as much as a window one. Changes a room more than anything else on this list.
Garden windows — a small glass box that projects out from the wall, usually over a kitchen sink.
Egress windows and new openings — a basement bedroom needs a code-compliant egress window, which means cutting a new opening. We also convert windows to doors and add openings where there was not one.

You may not need whole windows

If the glass is fogged or hazy between the panes, that is a failed seal, not dirt, and it cannot be cleaned. Depending on the frame, we can often replace the glass unit alone and keep your existing frame — considerably cheaper than full replacement.

Order — every window is built to your openings. Expect several weeks of manufacturing.

What it costs

We do not publish per-window pricing, because it would be wrong for your house. Price moves with opening size, window style, glass package, colour and quantity — whole-home projects cost meaningfully less per window than one-offs.

PSE rebates. If PSE is your primary heat source, you may qualify for a rebate when replacing single-pane windows — $50 per window (up to $750) with standard efficient glazing, or $100 per window (up to $1,500) if you upgrade to a U-factor of 0.22 or lower. Income-qualified households can receive $200 per window (up to $2,000) through PSE Efficiency Boost. We spec to the rebate and help you file. Programme runs through 31 December 2026.
