Window styles we replace

• Picture windows — fixed glass, maximum light and the best efficiency of any style, because there is nothing to open.
• Single hung windows — the vertical slider found on most East King County homes. Simple, affordable, easy to match.
• Horizontal sliders — wide openings where a swing-out sash would be in the way.
• Casements and awnings — crank-operated, and the tightest seal you can get on an opening window. Awnings shed rain while open, which matters here.
• Bay and bow windows — a structural project as much as a window one. Changes a room more than anything else on this list.
• Garden windows — a small glass box that projects out from the wall, usually over a kitchen sink.
• Egress windows and new openings — a basement bedroom needs a code-compliant egress window, which means cutting a new opening. We also convert windows to doors and add openings where there was not one.

You may not need whole windows

If the glass is fogged or hazy between the panes, that is a failed seal, not dirt, and it cannot be cleaned. Depending on the frame, we can often replace the glass unit alone and keep your existing frame — considerably cheaper than full replacement.

What it costs

We do not publish per-window pricing, because it would be wrong for your house. Price moves with opening size, window style, glass package, colour and quantity — whole-home projects cost meaningfully less per window than one-offs.

PSE rebates. If PSE is your primary heat source, you may qualify for a rebate when replacing single-pane windows — $50 per window (up to $750) with standard efficient glazing, or $100 per window (up to $1,500) if you upgrade to a U-factor of 0.22 or lower. Income-qualified households can receive $200 per window (up to $2,000) through PSE Efficiency Boost. We spec to the rebate and help you file. Programme runs through 31 December 2026.

How long do replacement windows last?

A quality window, installed properly, comfortably passes 20 years. The frame usually outlives the sealed glass unit — which is why installation matters as much as the window.

How long does it take?

Do I have to replace every window at once?

No, though you pay less per window doing more at once. Many homeowners start with the worst-facing elevation.

Will new windows lower my bill?

They reduce heat loss, and you notice it most on the first cold morning. For most homeowners here the bigger win is comfort — no draft, no cold spot.

How much do replacement windows cost?

There is no honest flat answer, because the number is driven by things we have to see: how many openings, the size and shape of each, the frame material you choose, the glass package, and whether the existing frames are sound enough for insert windows or the opening needs full-frame work. Rot or out-of-square framing changes the job. That is why we measure on site and give you a written, itemised quote rather than a phone estimate that moves later.

Do I need to measure my windows before I call?

No. Measuring replacement windows correctly means checking the opening at several points for width, height and square, and judging whether the existing frame can be kept. Getting it wrong by a quarter of an inch is the difference between a clean fit and a gap you can feel in January. We do it, it is part of the free quote, and you do not need a tape measure anywhere near it.

Does homeowners insurance cover window replacement?

Usually only when the damage is sudden and accidental, such as a tree limb or a break-in. Windows that have simply aged, fogged or started to leak are treated as maintenance and are not normally covered. Policies differ, so check yours or ask your agent before you assume either way. If you are replacing after damage, we can provide a written quote for your claim.

What are the best replacement windows?

The best window is the one that suits the opening, the exposure and how long you plan to stay. Vinyl is the value choice and performs well in this climate. Fiberglass is more dimensionally stable and takes paint. Wood is what a period or high-end home usually wants, and costs accordingly. Anyone who names one brand as the answer before seeing your house is selling, not advising.
